Board of Directors

Members of the board of directors of Lakewood Condo 3 serve without compensation. They see it as an opportunity to serve their fellow neighbors while protecting and enhancing the assets of the community. The members of the board aim to always act in good faith and in the best interests of the members of the entire association.
The goals of the Board of Directors are:

To promote unity within the community of Lakewood Condo 3

To protect property value by preserving the integrity of the building(s) and maintaining common areas
-
To effectively and efficiently manage and operate the association's business affairs in accordance with standards established by the governing documents created when the community was first developed and any amendments thereto.

To help make Lakewood Condo 3 one of the best places to live in Richton Park!

Ms. Thorne has been a resident of Lakewood Condo 3 since xxxx. She has been a member of the board for x years and has served as board president for x years.

Sharon Holmes, Board Member
Mrs. Holmes is the board's newest member. She has been a resident of Lakewood Condo 3 since 2013. She began serving as a board member in 2015.

Officer Responsibilities
Responsibilities to Lakewood Condo 3 residents:

Meet regularly to discuss business matters pertaining to the association
-
Enforce the governing documents
-
Establish, publicize, and enforce rules and penalties
-
Maintain accurate account of bylaws and ammendments
-
Authorize legal action against owners who do not comply with the rules
-
Inform members of all business items that require their vote
-
Inform members of important board decisions and transactions
Fiscal responsibilities including, but not limited to:
-
Establishing sound fiscal policies
-
Developing a workable budget, keeping in mind the needs, requirements and expectations of the community
-
Acting on budget items
-
Determining assessment rates and initiate special assessments
-
Establishing reserve funds
-
Maintaining accurate financial records
Authority to delegate certain responsibilities by:
-
Selecting a management company
-
Selecting an attorney, auditor, insurance agent and other professionals on behalf of the association
-
Providing adequate insurance coverage, as required by the bylaws and local governmental agencies.
